ACCESS STATEMENT FOR MAYFIELD
Introduction
MAYFIELD is a semi-detached brick holiday house constructed in the 1920’s and is located in Mayfield Grove, a residential road of similar style houses in Dringhouses, York.
Mayfield is double glazed and centrally heated throughout, with an additional electric fire in the lounge area. All floor surfaces are carpeted with the exception of the kitchen and conservatory which have wooden laminate flooring and the upstairs bathroom which has vinyl flooring. Access to the first floor is via a carpeted staircase which has two separate flights turning through 180o with a small landing in between. There are no downstairs bathroom or toilet facilities. Downstairs doors are 81 cms wide and upstairs doors are 76 cms wide. There is a folding door into the kitchen. All light switches are 147 cms from the floor.
External Access
Access to the house via the front is through a small porch with a step-over door mantle. There is an additional step into the house from inside the porch. Access to the rear of the house is via a flat driveway. There is a conservatory at the rear of the property and access is via two steps into the conservatory plus an additional step into the house.

York railway station is 2.4km away. A regular bus service runs between the station and the end of Mayfield Grove and the distance from the nearest bus stop to Mayfield is approximately 150 metres along even pathways with a slight incline. Use of the bus from the station would require crossing main roads for which pelican crossings are available. Buses in York have wheelchair access via lowering to kerb level and priority spaces for wheelchairs on board. Alternatively, taxis are available at the station. Local shops and pubs are within walking distance of Mayfield.
ARRIVAL & CAR PARKING FACILITIES
The owner or their representative will be on site to greet new guests and give a guided tour of facilities.
Unrestrictive car parking included adjacent to front door - all on hard standing – space for two cars.
There are two outside security night lights – one at the side and one at the rear - and a light inside the front porch.
Main entrances, hallway, staircase and upstairs landing
Access to the house via the front is through a small porch with a step-over door mantle. There is an additional step into the house from inside the porch. Access to the rear of the house is via a flat driveway. There is a conservatory at the rear of the property and access is via two steps into the conservatory plus an additional step into the house.
The front porch door opens inwards and the distance to the front door is 83cms. There is a lip of 13cms at the threshold of the porch door and double doors can open to give a 110cms width access. The front door opens inwards, with hinges on right - with 81cms open clearance. The step is 10 cm high, 28 cms deep and 81 cm wide. The hall corridor is 70cms wide at its narrowest point with stair access to the first floor to the right, door to the lounge to the left and folding door to the kitchen to the far right. Access to the conservatory is through the kitchen. There is one step down into the conservatory. Access to the garden and the rear of the property is via the conservatory. There are two steps down into the garden via an inward opening door.
All downstairs flooring is either carpet or wooden laminate flooring (kitchen and conservatory). The staircase rises in two flights to the first floor. The staircase is 80cms wide and there is a rail along the right hand edge of each flight. There are 7 steps to a small return landing with one step on the landing and a further 7 steps to the first floor. The upstairs corridor is 80cms wide and has doors off to bedroom one, bedroom two, bedroom three and the bathroom.
There are lights in the hall, on the stair landing and on the upstairs corridor with two way switches. Smoke detectors (connected to mains electricity) are located in the downstairs hall and upstairs corridor.

Lounge area is approx. 4.3m x 4.3m. There is one window facing south and overlooking the garden. The lounge area leads through to dining area via large open archway.

There is a fenced off greenhouse and guests are welcome to sample the produce therein. There is a small front garden and a driveway which can accommodate two cars.
